62 homes sold in Carlsbad in January (92008, 92009, 92010 and 92011), up by 44% from December. Here are the specifics:
Single Family Homes Sold
34 (up by 3); 37 Average Days on Market; Average Sales Price was $1,622,432 (down 5%); Average Sales Price was 95% of original asking price.
Condos, Townhomes & Duplexes Sold
28 (up 133%); 63 Average Days on Market; Average Sales Price was $1,137,193 (up 35%); Average Sales Price was 96% of original asking price.
Overall Carlsbad home sales in January rose substantially from December. While there were several more single family home sales, there were significantly more condo, townhome and duplex sales. The average sales price decreased for single family homes, but increased for condos, townhomes and duplexes (in part due to the sale of 3 condos over $2M). January sales prices ranged from $340,000 to $2,600,000.
The average marketing time was longer for single family homes, and substantially longer for condos, townhomes, and duplexes (about 2 months on average).
Compared to January 2022, there were 21% fewer sales of single family homes. 3 fewer condos, townhomes and duplexes sold in January 2023. The average sales price year over year was 6% lower for single family homes (median price was 7% lower), but 20% higher for condos, townhomes and duplexes (median price was 36% higher) in January 2023.
Some buyers made fairly quick decisions to tour homes and submit successful offers. 25% of the homes were pending in 7 days or less, fewer than in December. However, buyers should continue to be prepared to make prompt decisions in Carlsbad’s housing market!
The majority of Carlsbad buyers negotiated their home prices down from list price. However, 31% paid asking price or higher for their homes, about the same as last month. Buyer competition continues, and it’s important to remember this when planning your offer!
The median sales price for single family detached homes was $1,500,000, 4% higher than December, and was $785,000 for condos, townhomes and duplexes, 33% higher than last month.
There were 8 homes in Carlsbad at the end of January with an Active Under Contract status, compared to 5 last month. These homes are technically still active but may not allow further showings or accept more back-up offers. They are included in the statistics below.
Inventory at the end of January (95) was about the same as last month (97). List prices range from $465,000 to $11,950,000.
There is a 2 month supply of condos, townhomes and duplexes (up from 1.9 months last month), and 1.4 months for single family homes (up from 1.3 months last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ housing market.
72 new listings came on the market in January, compared to 40 last month. Similarly, 52 homes went pending (excluding homes that closed in January), versus 41 in December.
