How Long have your Clients Remained in Their Homes?

I was talking to other REALTORS lately when this question was brought up, and have to say, I have not kept accurate records.   I think NAR says 10 years is now the average most homeowners stay in their homes.

With properties I have sold over the last few years, many sold very quickly, some after 1 or 2 years.    It was due to death, divorce, or transferring out of state, and one met the man of her dreams and married.  They bought a home together.

It was interesting looking back through the records to see the years in the homes!   It sure bounces around every year!

For 2022 - it ranged from 4 years to 18 years - averaging 7 years

For 2021 - it ranged from 1 year to 40 years - averaging 20 years

For 2020 - it ranged from 3 years to 4 years - averaging 3.5 years    (I had two first-time buyers and two relocation buyers also)

For 2019 - it ranged from 2 years to 29 years - averaging 12.5 years

For 2018 - it ranged from 1 year to 25 years - averaging 6.5 years   (two sellers sold after only 1 year)

Looking through my database, there are many who have bought a home, and have stayed and stayed!   They have done updates and complete remodels, but enjoy their home and the neighborhood.

What is the average your clients have stayed in their homes?

Those are some interesting statistics for sure.  2021 was the most surprising, 20 years is a long time.  Thanks for sharing and have a fabulous day!

Hello Joan - numbers are definitely a part of life in real estate.  Looking beyond them can lead to many rabbit hole experiences as well.  I admit that doing so has happened to me on occasion.

Seven years is about average. Interesting to thing every year one in seven houses in a specific neighborhood will sell. Knowing this I am not sure why agents cannot figure out farming.

Good morning Joan,

I agree homeowners are staying in their homes much longer now than before. Many have such a low interest rate or have paid their homes off.  I see them not wanting to move. I've been studying my farming area and the average is more like 15 years....almost double from years before. Many are not getting transferred with companies any more so are staying put. So many reasons!!

Norma, the client with 20 years is also an investor, and she let her son remain in the home the last 5 years.

Dorie Dillard Austin TX I sort of farmed a couple of areas, and found many were staying longer, like your area.   Many were 20+ years.

Dick Betts that is a VERY short period of time.   Why are they moving so quickly?

I've got a few of those where I want to call and ask them if they ever plan to move! LOL! But I am working with a client now who purchased with me some 20 years ago and is looking for a new home. As soon as we find the right one, we'll be listing her current home.

Nina Hollander, Brokerd I am finding more and more homeowners have been in their homes for 20+ years.    Many are paid off, or done all the remodeling, and are very happy.

Hi Joan- what an interesting idea to look at your database for this information. As Jeffrey DiMuria 321.223.6253 Waves Realty said, depending upon your local stats, it could give you insight into farming your area.
