Slab to Shingles Series ~ A Clean Jobsite

If you are building a new home, take a minute to walk the builder you are choosing job sites. Of course, there are various stages that cause a job site to be messy, however, there are a few clues to be aware of that can tell you a lot about the builder. Here are some things to take note of  at a new construction job site:

  • Accessibility. Job sites can be hazardous so make sure the builder is taking care to ensure a good, clean pathway into the home. Failure to provide a safe walkway is quite frankly, inexcusable. Safety matters.
  • Job site dumpsters. A builder should have dumpsters on site that are emptied on a regular basis. The builder should require all of their contractors to clean up as they go. Having a place to put all of the trash is essential. This keeps trash up to keep it from blowing to other properties and helps to keep critters from getting into used food containers.
  • Interior cleanliness. The inside of a home being constructed needs to be cleaned through the various phases of the building. There is nothing worse than trash being left inside of walls as they are drywalled. I have witnessed this happening and it is disgusting. A builder should have the walls blown out prior to putting in the sheetrock. Insist on this with your builder. 
  • Cleaned floors prior to tile, cabinets, & flooring. Do not allow the home to have things installed when there is debris, dust, and trash everywhere. Clean the floors thoroughly before these items are installed.
  • Proper disposal of caustic materials. Make sure the contractors are NOT allowed to dump paint, drywall mud, or any type of glue on your property. These items will kill trees and can cause environmental issues down the road.
  • Final grade. Prior to final grading, make sure the builder is removing all nails, metal, trash, etc. before putting the topsoil in. There is nothing worse than having pits of trash throughout your future yard. There is no excuse for this and as a homeowner, your plants will suffer if you have not had this conversation with your builder.

Setting these expectations with your builder before you choose them is critical. And, remember, walking other jobs the builder is working on will tell you a lot about their level of work. With your eyes open, a clean job site makes a huge difference. Choose your builder wisely.

Hi Paul- Larry worked for larger home builders and he always insisted that the trades picked up after themselves and had his managers make sure this was being done.
