We had a very warm September but alas it did not mean that the housing market was  hot unless you were a seller!  There were only 25 single family detached homes  sold in September 2023.  The lowest  priced paid was for a 2 bedroom 1 bath ranch with a full basement at 780 sq. ft. in the downtown  area  of Oswego.  The highest priced was a 4 bedroom, 3.1 bath home   with 2,800 sq. ft. on 3.66 acres with a 3 car garage and a  full walkout basement  for $700K - it sold for $100 over list price.  

We currently have 47 homes in active status - 5 are New, 3 have price changes and 9 are under contract.  Thirty-eight are available for new  buyers! The most expensive home currently is a "to be built" custom home on almost  10  acres.  Estimated to be 4,000 sq. ft. with 4 bedrooms 4 baths, a 3 car garage and a full basement - you can use your own builder or use the multi-generational reputable builder that  has built this home  several times  in the area.  The price is estimated at $1,599,000!

What are you waiting for?  Enjoy the small town lifestyle while enjoying Oswego's location which is near the 2nd  (Aurora) and  the 5th (Naperville) largest cities in Illinois! Only 43 miles from Chicago and about an 1 hr. on Metra's Aurora stop.
