🐾 Led Like a Dog on a Short Leash 🐾
When potential home buyers go directly to a builder model home alone, the onsite salesperson can refuse to honor the established relationship even if there is a signed buyer broker agreement in place.
The other party may also benefit in these ways:
- There's zero room for negotiation when buyers self-represent.
- Most builders have an advantage w/their New Construction REPC.
- Terms and conditions are already built-in with little/no wiggle room.
- A developer/builder represents their own interests, not the consumer.
- The seller guides the transaction from the beginning to completion.
- Buyers will follow along, much like a dog tethered to a short leash.
- No one shows up to take photos and report construction progress.
- As problems arise, it does not necessarily mean remediation is done.
- When the build price increases, the buyers are required to pay up.
There are so many viable reasons to hire an experienced, dedicated real estate agent, one who protects their clients through a higher level of representation. Otherwise, buyers take chances when going it alone.
Ignorance in real estate benefits the other party and if someone doesn't mind being led like a dog on a leash, I wish them well on that journey.
