Moving is Serious Business

Whether you are already living in Texas, new to the area, never lived in Texas, or just want to know about buying and selling residential property in Dallas-Fort Worth (DFW) or a specific location, such as Flower Mound, TX, here is some educational information I put together for you.
Residential Home Prices vary depending on a market's affordability and other factors:
- Condition of Property
- Priced Right
- Buyer's needs and offer price
- Terms of the contract
- Seller’s Net
- Seller’s acceptance, counters, and/or renegotiations
- Home Inspections and Appraisal Reports
- Lender’s terms and conditions for Financing
- Cash Offer
- School District
- Location (Shopping, Amenities, Transportation, Restaurants, etc.)
- Terms of Buyer’s Offer and Sellers willingness to agree and/or negotiate
- Timing
Buyers and Sellers move for many personal reasons:
- Relocation
- Location
- Jobs
- Property Taxes
- Federal & State Taxes (there are no State Taxes in Texas)
- Declining neighborhoods and/or schools (blight)
- Change in income
- Life changes (death, divorce, children, sickness, disabilities, hazards, etc.)
- Community changes to water, electricity, gas, trash, etc.
- Property Insurability
- Community Services (Fire, Rescue, Police Protection, etc.)
- Community Activities for adults, children, seniors, guests
- Hospitals, Medical Facilities, access for immediate needs
- Infrastructure
- Parking
- Lack of transportation
- Crime
- Safety
- Personal situations with pets
- Inability to climb stairs or pay for interior or exterior maintenance
- Peace of mind
- Needing to be closer to loved ones or friends
- Personal preference (urban, rural, one or two story, residential, townhouse, condo, etc.)
From these two lists, there are many reasons for declining numbers on statistical reports for existing home sales or an urgency to find existing home inventory in different parts of the country. Many people are fleeing their home states, despite loving where they live because of declining conditions that no longer meet their needs or feels like home anymore. Looking at statistics, charts, and data about declining number of existing homes in comparison to previous months, years, or days on the market are very subjective. It is only one part of the story. Moving is a personal choice. Some people are forced to move. Others want to move. And there are people who have no choice because of physical, mental, or financial reasons. Many people agree, safety and necessity are major factors why moving is a higher priority.

Stats are just numbers. People are real people who are living and breathing with human needs, wants, with necessary or personal reasons for moving. In my opinion, shop locally! Find someone who knows the area and can provide reputable resources with experience. For example, I was relocated to Dallas-Fort Worth (DFW) 26 years ago. I had to sell my out-of-state house first before I could buy. My first year in TX was in an apartment and I knew quickly renting and paying for storage was foolish. It was not for me. I have spent 25 years owning a home in Flower Mound, with 20 solid years of successful real estate transactions with many repeat buyers and sellers and referrals. Choosing a real estate professional who is a member of National Association of Realtors (NAR), a professional association is where buyers should begin. Professionals who may hold the title of realtor includes agents who work as residential and commercial real estate brokers, salespeople, and property managers. Look for the REALTOR® designation. Experienced REALTORS®, such as myself can provide necessary resources, such as Mortgage Lender, (should be able to know the difference between a Mortgage Lender and a bank loan). Moving to Texas buyers needs reputable representation, a home inspector, know who their Escrow Officer will be, school districts, property taxes, utilities, where they get their water and sewers from, and a lot more information other than how much money they can afford to buy.
