Manchester NH Real Estate Market REPORT Feb. 27, 2023. As we end the month of February, winter decides to arrive.  Also as February comes to an end, the Spring Real Estate Market is here. We have seen the amount of new single family home listings double last week. There is still a sharp shortage as we see more buyers than homes to sell them.

 

WHAT SHOULD YOU DO? First off as with a changing market, you will find an Agents experience matters the most. Many have noticed some houses selling in days while others have been around a couple of months unsold. Many others notice  some buyers offers are accepted right away, while other buyers search for months.  That means you as a consumer should know with so many market changes, an Agents experience and skill matters the most. 

 

We are seeing lines at open houses. We are seeing multiple offers again. We have also seen buyers starting to waive inspections and contingencies again on some offers. We are also seeing an increase in first time buyers. Yes, rates are higher, but many prices came down since last summer which may equal out in some cases. There are deals for buyers when you know where to look.

There are 9 SINGLE FAMILY HOMES CLOSED this week.

There are 61 SINGLE FAMILY HOMES SOLD 1/1/23 TO 02/27/2023. The average SALE PRICE is $394,853 The average DAYS ON MARKET is 27.
