It is Winter in Denver - Why Does It Look Like Summer?

Looking for a home for a buyer this week, had to laugh when my client called and asked why a home listed in March (list date this past week) had leaves on the trees and beautiful green grass.    Then when you look at the interior photos, you could see out the windows and there was a lot of snow, and barren trees.

 

This screams to me, either the house was listed last year and did not sell, or the Sellers had some beautiful photos taken of their yard, as it was beautiful!   So, had to look it up and see what the history was.    

 

The house was on the market for 6 months last year, and a discount company ended up buying it.    My client asked why it had been on the market so long, so did some research, and of course, it was overpriced when listed last year.    Even though the home backed to open space, there wasn't much updating done on the interior.

 

The bottom line, photos should reflect TODAY'S season, and if you want to add photos of the beautiful landscaping in the summer, you can add them to the end of the photos.

Hello Joan - as days on market reflect the current market, "marketing" needs to be keenly aware of timing.   People "take" note of such things in my opinion.

yes, exterior photos that are not matching up with the current season are sure to be noticed .. and then to raise questions like it did with you!

Those photographs need to be  updated if the property is not already sold. 

The need for new photographs may also indicate that an adjustment may be needed in price or condition.

Roy Kelley both of these homes were listed in the last 4-5 days, and could not look more different.    They do need new photos if they have green grass and leaves.   We are still barren looking.

Hi Joan- I too agree. Exterior photos need to match the current season. Showing snow outside when it's June makes a buyer wonder how long the property has been on the market and why.

I was just looking at a listing yesterday, a new listing, that had green grass outside but the inside showed snow through the window. They really should have had current photos.

With the hurricane like energy, we now got hurricane kind of storm.  Saw on TV, glued tiles are pulled off SF high rise top. Instead seen a cow flying inside a tornado, a COUCH was flying in the sky.  In SFO many roof tops had outdoor COUCHES.  A reporter mentioned she felt like in a Mary Poppins show w/o an umbella.    Alas, it will die down soon.
