Anyone that has been in real estate for a while has likely been presented with many situations that could get them in a lot of trouble, whether it be physically, mentally, or otherwise. This challenge for March should be fairly easy for anyone who is not brand new to the real estate industry and I am happy that I am seeing a lot of participation.
The first scenario that I figured I would share was a time that I was working with a mutual friend to purchase another investment property for her. I got a call from the prospective buyer's lender and she said that my client was wanting to obtain the loan as owner-occupied. She asked me about my client's intentions and since I always tell the truth, I told her that I thought it was going to be a rental property not owner-occupied. I called my client to inquire and she didn't deny that she was trying to be a bit unscrupulous. When I told her that I couldn't work with someone that is willing to do something illegal her response also shocked me. She said it was ok she could find someone else to help her. Needless to say, not only did the client relationship end between us but whatever friendship we supposedly had ended as well. It was an easy decision for me, haha. I definitely don't need people like that in my life! As it turned out, she did live in the property that she purchased so at least she did the right thing in the end, whether that was her intent or not, haha.
