We Want It, We Can Not Afford It, YOU Pay For It!!!

Facing a Real Estate Challenge? Then you are going to not only want to read this post but all the posts tied to an Active Rain Challenge called March to a Solution by Patricia Feager, MBA, CRS, GRI,MRP .

This is my first of three posts describing interesting requests made by Buyers, Sellers, or maybe even another Real Estate sales professional.

The most difficult one I remember today is one where a Buyer loved a home I had listed but they had to have a garage and none existed.

The house sat kitty wampus on the lot but there was plenty of room for a garage.

The problem was that the Buyer could take out a loan to cover the home purchase and even a more expensive home than this one BUT they could not take out a loan for this home and then an additional construction loan for the garage.

They wanted THIS home and they wanted a double garage to go with it. What to do?

There was no way the bank they selected would be flexible with this situation. The only solution was if the Buyer would be willing to build the garage and then adjust their sale price to cover the garage.

This happened in a HOT market. What do you think the Sellers said? Believe it or not they agreed to it, pulling the home off the market and using their own credit to build a double garage.

So why did this work? In this case we had cooperating agents that got along well. Although the Buyers and Sellers did not know each other they had a shared interest and a mutual trust in each other. The Seller knew he would get top dollar for the sale. The Buyers knew they were getting exactly what they wanted. The agents knew they were helping their clients and even getting a slight bump in their commissions due to the higher sales price with the garage included.

Don't you love it when a plan comes together.

Wasn't sure where you were taking this story, Bob but everything worked out as planned by both buyer and seller. A well done and a Win-Win!

Even though I had the Buyer Nina Hollander, Broker I lost a lot of sleep mulling over what could go wrong and what I might be responsible for.

It was a win - win Joan Cox and a win for the agents involved as well but it did come with a few sleepless nights. 😐

It was a win -win Wanda Kubat-Nerdin - Wanda Can! and I was surprised that the other agent didn't kill the deal by explaining to her client everything that could go wrong. It helps to get along with our playmates.

That is a remarkable story.  I would not have imagined that a seller would do such a big project like that for a sale.  Well done!

I think the praise goes to the listing agent and the Seller Ray Henson . I was uncomfortable even asking BUT I am a firm believer in serving my clients so I went ahead and asked on their behalf.

As I started to read this I drew a conclusion as to how it would end.  Boy was I wrong. This is a wonderful story Bob "RealMan" Timm and yes, I do love it when a plan comes together.

That is the only thing I can think of Lise Howe and even though I was one of the agents I'm amazed it all came together.

Bob,

Interesting post which gets right to the point! Instead of participant's taking an adversarial position ...... everyone working together for a common resolution to the situation, making this a "win-win" experience. It's too bad most of our society doesn't get it! Great write!

That certainly was the case here Dr. Paula McDonald . I never would have dreamed to ask the Sellers of this and I sure did not expect them to go ahead once I did. It was a good lesson for me to learn.

I must have been just the right combination Sharon Miller of agents and Buyer and Seller. Perhaps timing even worked into the miracle as well.
