73 Railroad Place, Saratoga Springs, NY
joins the 2023 list of SOLD properties!
It would be easy to stop there & just report that the property sold in 2 days and for 102% of asking price. But the REAL story is behind the data...
Back in January, I was asked by some Active Rain ambassadors to present to the Tuesday Zoom group. They wanted to learn more about Saratoga Springs. I'm always up for sharing & looked at this as an opportunity to learn more about the group I was part of so of course, my answer was "Sure! I'm in!!". And on Jan 31, I presented a few tidbits about NY's Capital Region along with some specifics about the history, sites & fun that Saratoga Springs has to offer. Right after the conclusion of this presentation, I received a text from a fellow Rainer in California noting that he might have a referral for me. We connected & my information was shared with his wife's family. On Saturday, Feb 4th (the coldest day of the year!), I was introduced to a beautiful condominium & an awesome family.
I presented market info, staging tips & my marketing plan. I left the meeting really excited, hoping that I was the one that they chose to do business with. Why? Yes, it was a beautiful property but more importantly, they seemed like great people to collaborate with. My excitement blossomed when I learned that they did choose me to be their real estate guide!
We hit the market on Feb 14th, quickly attracted market attention, & successfully closed on March 17. Now, those dates have significance.... Feb 14th, of course, is Valentine's Day. Not to be corny but, I love my career & it was fitting to be able to introduce a home that was warmed by tons of natural light & filled with great memories that were made by a kind & loving family. And to close on St Patrick's Day? Every real estate transaction has a little bit of luck mixed in with it plus, the family's last name was nice & Irish to make it extra appropriate.
Thank you Eileen for asking me to do the presentation that started this all! I'm grateful to Active Rain for the network it provides to help me meet awesome families like the Murphy's. I'm extra appreciative of connection that Jeff Dowler initiated. And finally, I'm thankful for the opportunity to have helped unit 304 find it's next chapter. Cheers to the Rain!!
