The Manchester NH Real Estate Market 2023 vs 2022 - March 27, 2023 REPORT. Everywhere I go people ask me how the Real Estate Market is.  Lets look at the stats which will surprise you, shock some and amaze others. 

With SINGLE FAMILY HOMES the amount of Sales year to date to today is only 6 less homes. However there is a sharp shortage of homes considered affordable to most currently listed. Even though the days on market increased from 10 to 25, Home Values have sky rocketed from last years average of 369k to this years average of 418k.

 With CONDOMINIUM HOMES the amount of Sales this year to date was 57 compared to a year ago that was 76. today. Days on market increased from 22 to 28. Home Values have sky rocketed from last years average of 249k to this years average of 295k.

With MULTI FAMILY HOMES the amount of Sales this year to date was 58 compared to a year ago that was 88. today. Days on market increased from 45 to 66. Home Values have sky rocketed from last years average of 528k to this years average of 434k.

The Spring Real Estate Market is under way. There is a sharp shortage of homes For Sale as we see more buyers than homes to sell them. We are seeing lines at open houses. We are seeing multiple offers again. We have also seen buyers starting to waive inspections and contingencies again on some offers. We are also seeing an increase in first time buyers. Yes, rates are higher, but there are deals for buyers when you know where to look.

2023 SALES - There are 100 SINGLE FAMILY HOMES SOLD 1/1/23 TO 03/27/2023. The average SALE PRICE is $418,230. The average DAYS ON MARKET is 25.

2022 SALES - There are 106 SINGLE FAMILY HOMES SOLD 1/1/22 TO 03/27/2022. The average SALE PRICE is $369,806. The average DAYS ON MARKET is 10.

There are 23 SINGLE FAMILY HOMES FOR SALE: The average Listed priced home is $513,359. The lowest priced home is $212,000. The highest priced home is $843,000. The average DAYS ON MARKET is 58

2022 SALES - There are 76 CONDOMINIUM STYLE HOMES SOLD 1/1/22 TO 03/27/2022. - The average SALE PRICE is $249,801. The average DAYS ON MARKET is 22

2022 SALES - There are 88 MULTI FAMILY HOMES SOLD 1/1/2022 TO 3/27/2022. - The average SALE PRICE is $434,381. The average DAYS ON MARKET is 45.

There are 17 MULTI FAMILY HOMES FOR SALE: The average priced home is $624,670. The lowest priced home is $315,900. The highest priced home is $3,589,000.
