Since you're here, by now you know that marketing your real estate services is a big part of becoming successful.

But - what's the best way to do that?

And... can you try to market yourself in too many ways? Of course. You can run How many real estate marketing methods do you use?yourself ragged and leave no time to respond to inquiries or meet with prospects! You'll need to pick and choose.

And... you need to choose marketing methods that you'll enjoy, because your enjoyment will show in your results. Don't even think about doing something you'll dread.

Below I've listed 21 ways to market yourself. I believe the first 7 are the most vital, and the first 4 require consistency. You shouldn't start them unless you're willing to continue.

  1. Prospecting by direct mail
  2. Prospecting by email
  3. Blogging – on your site and/or on another platform
  4. Social media marketing
  5. Maintaining contact with past clients and your sphere
  6. Creating an information-rich website
  7. Posting your carefully written bio on your site, the company site, the social media sites you use, and the major real estate portals.
  8. Cold calling
  9. Door knocking
  10. Attending networking events
  11. Advertising in newspapers or magazines
  12. Writing a column for a local newspaper or magazine
  13. Speaking at senior citizen functions
  14. Speaking at service club meetings
  15. Joining the Chamber of Commerce and becoming an active member
  16. Manning a booth at a home show
  17. Sponsoring a local ball team, golf course bench, bus bench, etc.
  18. Volunteering with a local non-profit
  19. Cooperating with a lender who offers first-time buyer seminars
  20. Being visible in your territory and/or niche - attending functions, getting acquainted with business owners, etc.
  21. Attend and speaking up at City Council and Planning & Zoning meetings

Marte Cliff - I visit the Senior Center in my community and talk and/or participate with them attending events. I find the best way to really connect at the Senior Center is to sign up for one of their long bus trips and sitting with someone new. It is amazing how much information goes on between two strangers sitting next to each other on a bus. It never fails, at some point the stranger brings up the topic of real estate. Then I have a captive audience.

Marte Cliff - 30 - 60 minutues is about an average bus trip, which still beats the normal time it takes to get anywhere when traveling by car and traffic is heavy or there is road construction. We don't have buses running in my area. The Senior Center uses a school bus.

Hi Marte- there are so many ways to let others know what we do. Many don't take us out of our comfort zone either...walking our dogs and doing the things we would do anyway.

As our neighborhood is sparsely populated, six homes in 2 square miles, signage on my car, thank you notes, Christmas cards and working with our local real estate association have worked for me. I still believe word of mouth is the best marketing action there is.

Leanne Smith Your neighborhood sounds like mine. Our road is 2 miles long and there are 6 homes on it. And when you get out to the main county road, it's a few miles before you run into any other homes going either north or south.

Great list! I do quite a few of these. Clients have come from #1, #3, #5, #14, #15 and #18. I think it's important to have multiple marketing tracks.

A very comprehensive list, Marte, and great food for thought. As for door knocking and cold calling... I've never done those in 30+ years and am not about to start. Newspaper advertising has pretty much disappeared in my area and hasn't been used by agents in more years than I can count.

Nina Hollander, Broker When I was an agent I always thought I should do door-knocking, but couldn't persuade myself to do it. I only made cold calls after I'd mailed a letter or two, and sometimes it worked! People would say that they'd been meaning to call me.

They still do use newspaper advertising around here.

Marte Cliff hi Marte... so much work these days with the do not call lists to first make sure you can call someone. Not sure the return is worth the investment of time. I think in smaller towns newspapers are still a factor, but not here in Charlotte.

Hello Marte - lists can be a good way to shift the brain cells in a motion that can make a difference.  Choosing a strategy is an important step.  Sticking with it is another.  Practicing it will not lead to perfection, but it can be quite helpful in being better.   Mastering strategies can be good.  Together they are a part of the process.

As for the things you send - you've shared some of them here and I've been truly impressed. All agents should learn early on that nurturing those past clients is like tending your personal gold mine.

It took me a long time to figure that out, since my brokers didn't do it and therefore didn't teach it. I cringe to think of the business I lost!

I too walk my dog in my neighborhood and many of my neighbors know I'm a realtor.  I'm going to add tee shirts with real estate sayings for those who don't know.

I would also add name tags to the list.  You never know who will read it and engage.

Hi Nancy Pav - I love the t-shirt idea! I also agree about wearing name tags - and think that if you're going to attend a school sporting event, neighborhood BBQ, etc. it's a good idea to wear or carry something with your company real estate logo on it. It could be a hat, a shirt, a go-cup, or a canvas bag for any of the "stuff" you carry with you.
