Creating a Welcoming Environment for Potential Buyers

As a real estate agent, it's important to give sellers advice on how to prepare their home to make it look its best for potential buyers. 

Here are some tips and tricks you can give your sellers to help them prepare for showings.

  • Declutter and clean: One of the most important things your sellers can do is to declutter and clean their home. This means getting rid of anything that doesn't belong and cleaning the whole house, including the floors, windows, and bathrooms. A home that is clean and free of clutter can help people imagine themselves living there. 

  • Depersonalize: It's important to remind your sellers that potential buyers want to see the house, not their personal belongings. Ask your sellers to remove any family photos, personal collections, or other items that might be distracting or make it difficult for buyers to imagine themselves in the space.

  • Leave the house: Sellers need to understand that their presence can make potential buyers uncomfortable or distracted. It also gives the buyers a chance to ask their real estate agent any questions without feeling like they are intruding on the seller's personal space.  Plus, sellers avoid any awkward interactions with potential buyers.

  • Create an inviting atmosphere: Encourage your sellers to make the house feel warm and inviting by opening blinds or curtains to let in natural light, putting out fresh flowers, and setting the thermostat to a comfortable temperature before showings. 

  • Secure valuables: During showings, it's important to keep valuable items like jewellery, cash, and electronics out of sight and securely locked away. Remind your sellers to do this before each showing to help prevent any potential theft.

  • Make arrangements for pets: Many potential buyers are sensitive to pets or may even have allergies. Ask your sellers to make arrangements for their pets during showings, such as taking them to a friend's or family member's home, or keeping them in a designated area of the house.
