I received an agreement of sale from an agent that was apparently either rushed or she was new. I called her and texted her to go over it with her before I presented it. It took her a day to get back to me. In the meantime, I alerted my seller we had an offer, but there was some question I needed to ask the other agent first.
When I spoke with the agent she assured me she would get me the missing paperwork. She said she would have the buyer email me the missing paperwork. In a few minutes, the buyer called me asking for my email. He told me he knew the seller from Church. He would do whatever was needed to seal the deal. His agent did not tell him he needed his mortgage approval letter. He would send it right over to me. Which he did. It turned out I knew his mortgage lender very well.
I picked up the phone and spoke to him. He said Hannah, this guy is good as gold no worries with him. Poor guy, he has lost several houses are you working with him now? I explained that I received an agreement from his agent without mortgage approval and the buyer called me and sent it to me when I saw his name I felt good about it.
The seller signed the agreement. It was a fast closing, a good price and she was glad it was going to someone from her church that she knew. I called and texted the other agent informing her the papers were signed and sent her all the paperwork.
Three days later I received a call from the buyer asking if the seller was going to accept his offer. His agent was not returning his calls. I informed him his offer was accepted and he was so excited and asked me to send the papers to his mortgage broker. He also wanted me to order title insurance for him. I told him his agent would do that for him. I was the agent for the seller.
I called the other agent and was only getting voice mail. The next day I talked to the receptionist who did not seem surprised and said I will call her and see that she calls you. She finally called me back screaming how dare I tell her client that his offer was accepted and why didn't I send the papers to the mortgage company. Don't I know how to do my job? Well, she was lucky she caught me in a good mood. I informed her in Pennsylvania it is offer and acceptance and her client needed to know his offer was accepted. It was her responsibility as the buyer's agent to forward the papers to the mortgage banker but since we had a fast closing as a courtesy I would forward them. I would advise her to contact her buyer ASAP as he was asking me to order title insurance which should be ordered soon as per the agreement of sale.
It was like this throughout the entire transaction. I had to hunt her down to do her job or do it for her. The buyer was calling me as his agent was not returning his calls. We finally did get to settlement/closing. Five years later the same buyer was relocating guess who he called to list his house. It was me.
