I've been speaking with homeowners in the past month, many of whom think it's a bad time to list their homes for sale! They couldn't be more wrong. Charlotte's spring housing market is heating up and once again we've been seeing homes sell within days of coming on market with multiple offers. It's not been as crazy as in 2021 and the first part of 2022, but we are definitely feeling the demand for housing in Charlotte. It's not 2008 all over again in 2023 when it comes to the housing market!
The charts below show how Charlotte's housing market performed in March 2023 compared with the prior three months. Based on what we saw in March as the spring selling season was just getting underway, it would appear that the Spring 2023 market will prove to be a strong selling season. Home prices are not crashing and buyers are still paying top price. Spring 2023 will be good time to list and sell your home.
MARCH 2023 MARKET SNAPSHOT: SINGLE FAMILY HOMES IN CHARLOTTE
As the chart below shows, Charlotte's average sale prices for single family homes increased 10% in March, while median sale prices increased 2% compared with the prior three months. Both average and median list prices also increased. In March 2023, the months supply of homes for sale decreased 3.4% and the number of properties for sale decreased 11% compared with the prior three months, despite an increase in inventory. The number of homes sold in March increased 34% compared with the prior three months. Another positive sign is that the list to sale price ratio held steady in March at 98.9% compared with the prior three months. Not much room for buyers to negotiate on price.
MARCH 2023 MARKET SNAPSHOT: TOWNHOMES & CONDOS IN CHARLOTTE
As the chart below shows, Charlotte's average and median sale prices for townhomes and condos both increased 2% in March, compared with the prior three months. Average list prices also increased. In March 2023, the months supply of townhomes and condos for sale decreased 22% and the number of properties for sale decreased 6% compared with the prior three months, despite an increase in inventory. The number of townhomes and condos sold in March increased 18% compared with the prior three months. The list to sale price ratio held steady in March at 99.2% compared with the prior three months. As with single family homes, not much room for buyers to negotiate on price.
