March to a Solution - Selling Homes from the Street Just DOESN'T Happen

I thought of titling this, "Come to Jesus Meeting" or "Meeting of the Minds," but this was not really a meeting of the minds - it was 100% a come-to-Jesus meeting! I didn't want to offend anyone using that phrase - which I may, admittedly, use too often! LOL

Here is my last entry into March's challenge, hosted by Kathleen Daniels, Probate & Trust Specialist & Patricia Feager, MBA, CRS, GRI,MRP. What a wonderful challenge it has been and thank you both again for being such wonderful hostesses!

In a not-so-busy market, I had some fabulous listings - one of which was in one of our local country club communities. The sellers were all about getting their home sold so that they could join their actress teen in LA to begin their exciting new jet-setter lifestyle. They had made some improvements on the home and spent a good deal of time decluttering and donating. After much planning and preparation, the stage was finally set - let the showings BEGIN!

The first few days were chock-full of great showings, a pleasant surprise since the market at that time was a bit slow. The number of showings was confirmation that we had done everything right to get the home prepared and it showed well online - the first impression for the vast majority of buyers. I let the sellers know what a great job they had done to get this level of interest.

Then came the agent calls and the email notifications from the showing service - "Showing Declined by Seller," "When can we get in to see this one? My buyers are very interested!" The pleas continued as I constantly reminded the sellers that I would be available to 'prep' the home for each showing if they were not home - they didn't need to decline showings. They would allow one or two, then start declining showings again.

Can't sell your house from the street

I even tried managing the showing scheduling myself so that I could be the one to reach out to them to confirm the showings and get people in there. I did NOT want this listing to become stale and I felt it was more difficult to explain to me that they were declining a showing than pushing the showing service "No" button on their notifications!

Finally, I called a meeting of the minds with the husband & wife team of sellers.  When we met, I explained that I was there to sign a Termination Agreement with them.  They were totally shocked - the husband, a very busy businessman said, "You haven't even asked us about dropping our price yet!"

I said, "Oh, no sir, it's not the price that's keeping your house from selling.  You see, I can't sell your home from the street and because you won't allow showings, I'm not getting many takers on your house."

The husband was stunned - he looked at his wife (who was a stay-at-home wife who approved [or disapproved] the showings) and she explained that, "Sorry, they always call during my soaps or when I'm napping and I'm just not going to allow people in my home during my 'me' time!"

I KID YOU NOT!  I didn't even realize soap operas were still on TV!!

I had been dealing with only the wife for weekly reports and showing time issues - it was always a totally different excuse - NEVER pertaining to soap operas!

Charlotte Seller Tips

After a very uncomfortable few minutes sitting with them, listening to them argue about how he worked 80-hour weeks so she could stay home, I stood up and INSISTED that they sign the termination. The husband was not at all happy with his wife.  He later phoned me to apologize and wanted me to know that HE had nothing to do with the declined showings!!  Well, I had already gathered that!

In the end, I would not take the listing back but, I did hear through the grapevine that he sent her to LA, THEN sold the house!

I jokingly tell sellers that unless someone is extremely ill, approving showings is imperative to get their house sold.  There is truth in that because the longer it sits, the more difficult it is to sell...and the less it will sell for!

OH and you must know, I absolutely can't sell your house from the street!

Hello Debe - although unfortunate, termination of listing agreements is best when clearer minds (and proper motivation) are needed to move forward.

Oh my gosh, Debe- the wife sounded like she could have been on one of those Real Housewives of ______!  The audacity is mindboggling.

Come to Jesus works for me Debe Maxwell, CRS

Even if that had been the title, I would not have guessed where the story was going.

When I read why she was declining the showings I said out loud "Oh my God" - so you see "Come to Jesus" is fitting.

Nobody needs a seller to waste an agent's time for any reason.  Watching soaps! You have got to be kidding me.

I am delighted to know that you did cancel the listing and did not agree to take them back. The Mrs. could not be trusted.

Thank you for participating in the March to a Solution Challenge.

If we didn't communicate, they would fire us, right?! Well, not communicating and then when they finally did, I still couldn't get past it and had to fire them. I really was disgusted by what 'communication' meant to them, Patricia Feager, MBA, CRS, GRI,MRP

Happy to have finished - I will add this to my other ones shortly. Thank you for a fabulous challenge!

Clearer minds and motivation are always necessary, aren't they, Michael Jacobs! Without that, the other party is left hanging... ;-)

Oh, she SO could have been, Kathy Streib! The horror of it was actually worse - she also had her "Jerry Springer" interrupted!!

The Mrs. was a hot mess, Kathleen Daniels, Probate & Trust Specialist - I actually felt sorry for the husband. However, he was out of the house for 80 hours out of the week just working - and that's not including golfing time, which he was fond of!!

Thank you again for hosting this fun challenge. Oddly enough, I have seen EVERYTHING...well, almost everything...in this business and when pen went to paper, I had a challenge coming up with 3! It put a smile on my face being reminded that the VAST majority of my transactions have been wonderfully positive. If for no other reason, I'm incredibly grateful for this challenge - reminding us how wonderfully rewarding what we do, truly is.

Oh my, how frustrating that must have been! Buyers have got to be able to get inside to see if the home works for them! Good for you for terminating that agreement.

It really was, Kat Palmiotti - for me, 'frustrating' was truly an understatement. I pride myself on solving problems & 'project management' skills - this one certainly did test me beyond anything I had been through with a seller...well, with the exception of the crazy seller who tried to sue me! LOL

HaHa, George Souto! We may have had DVRs back then but, even if we didn't I remember plenty of ladies who recorded their soap(s) on their VCRs so, I KNOW one of them was available. Why not record them? I did ask her why she didn't just record her soaps and that's when I learned there were many shows she wanted to record, including Jerry Springer! She was a class act in the country club community! LOL

Debe Maxwell, CRS  That was a new one never lost a listing because of TV soaps. I bet she could have died when you appeared with the release and she had to let her husband know she had been declining all the showings.

So Glad Kathy Streib  featured this as I missed this

That is a horrible way to lose a listing and for sure that was one very self-centered seller.

I had to laugh Debe - Coming to Jesus meeting!  I've said that a time or twenty over the years!   And what? You can't show homes from the street?  Really? LOL   This story takes the cake.......I've never run into a seller like that lady.

Hannah Williams, YES! She originally tried to deny it but, I suspected she may do that so, I printed the showing service's journal for their home. I also had documented (in a PAPER notebook - which I don't do any longer - it's all online!!) and took both to the 'firing.' As soon as she denied, I shared both with him. That's when she said she didn't like showings messing with her 'me time!'

Needless to say, both the husband and I were LIVID!

What is funny is that now, people buy homes sight-unseen but, ultimately, they want a FaceTime walk-through or SOMEONE to tour the home for them! Back then, that wasn't a thing - I'm not even sure FB was public yet at the time, Anna Banana Kruchten Phoenix Broker! That seller definitely took the cake!

Yes that's been happening for awhile - but - one of us has been at property videoing in person with the client. I remember the first FB meeting with a client - seems like it was 2010 or maybe earlier.  That worked great too.  Still can't imaging turning down a showing due to a soap story or a nap!  Makes me laugh!  Lordy.....
