THINKING ABOUT SELLING YOUR CANYON CREEK HOME THIS SPRING?

Canyon Creek’s spring housing market is heating up. My March experience showed me both my listings received multiple offers within 5 days of coming on the market. One already closed in March. By no means is it as crazy as in 2021 and the first part of 2022, but we are feeling the demand for housing in Canyon Creek. 

My takeaway for March is the market is stabilizing and we are seeing momentum in buyer showings and offers!

Agents across the board are feeling more activity in the market and buyers are more accepting of today’s fluctuating mortgage rates. More sellers are understanding 2021 and the first half of 2022 values are no more and are listening to buyer feedback.

March sales included 5 home sales (keep in mind there was only 1 sale in February).

Sellers a little investment and prep work goes a loooooong way! A must is the right marketing strategy and by all means price your home correctly! Prices are not going to continue to escalate like in the past 2 years.   

ACTIVE LISTINGS:

SIX homes out of 1,380+ homes  

PENDING LISTINGS:

FIVE homes

SOLD LISTINGS:

FIVE homes

Sellers’s the more you do to prepare your home for market the stronger your position will be to attract an offer. Stand out from the crowd! Nothing like fresh paint, stellar curb appeal and spectacular photos to catch the eye of the buyer. Remember the eye buys! 

Don’t fall into the trap of overpricing! I have several listings coming on the market in April and my sellers have been busy preparing their homes for success!

I hear you Nina Hollander, Broker ..there are some in Canyon Creek who are coming on the market that have waited several years before making the decision to sell. Most are relocating closer to family (the kids are gone and settled elsewhere).

Dorie congratulations on a busy Spring Market.  It would be great if our Spring Market started to heat up, but that is hard to do without inventory.

Yes it is Carol Williams and there were 2 houses that were on for a long time which then reflected a higher days on market number.

Hi Kathy Streib ..I take pride in my listings and strive to have them picture perfect before going on the market. Some sellers don't want to spend the time and energy and that is okay....they'll be on the market longer and will probably have some price reductions along the way.

Great report, Dorie - and great news for your area buyers too!

Our inventory is up 69% (nearly 90% this first QUARTER!!) and boy, we can feel it too! I actually showed ONE buyer THREE homes yesterday! For a very long time, we've been showing one property during a single tour.

Isn't it a treat to be able to show more than one home!! Ours isn't up as much as yours but 6 homes on the market out of 1,380+ homes is up considering the last years! Buyers are happy to at least have some choices! Love your new listing you just posted. It's gorgeous!!
