Everyone loves browsing homes on online listing sites, it’s fun to look at home décor and fantasize about moving to a new place. Keep these three things in mind while looking at homes online.

  1. The most important thing to take into account when looking for homes online is that not all listing sites update as regularly as others. Often times home buyers will fall in love with a property they have found on a property search site, only to discover that it has been sold or taken off the market.   2. Your REALTOR® is your greatest asset. REALTORS® have access to the local MLS and have the most up-to-date information regarding listing information.   3. Keep in mind that listing photos aren’t the same as seeing a home in person. Just because you love a home’s listing photos doesn’t mean you will love it in real life. You have a good point. Online home shopping can be a great resource to narrow down the type of home and area you are interested in but nothing is better than working with a Realtor so you can get the whole scoop and ask questions.

Great advice, Jerry. I often get calls about homes looking as if they are active on the market, that have been sold. And I'm always telling my own clients that the internet is good for eliminating homes, but not for selecting them. You always need to see a home in context and that means seeing it in person.

Yes, Nina Hollander, Broker By all means, buyers need to see homes in person. With modern day photography, listing agents can make their properties look great to potential buyers, but nothing can replace the actual in person inspections.
