Here’s a summary of the Cardiff real estate market for March 2023 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 7 homes sold in March, compared to 3 last month.

 

Single Family Homes Sold
6 (up 200%); 11 Days on Market; Average Sales Price was $3,189,000 (up 97%); the Average Sales Price was 97% of the original asking price.

Condos, Townhomes & Duplexes Sold
1 (no change); 64 days on market; Sales Price was $1,065,000; Sales Price was 91% of the original asking price

 

The overall volume of sales in Cardiff was up from last month. There were 6 single family detached homes sold. There was only 1 townhome sale, like last month, after none for the prior 3 months. Home prices ranged from $1,065,000 to $8,100,000

 

At the end of March there was 1 home in the Cardiff housing market with an Active Under Contract status, the same as last month.

 

At the end of March there were 15 homes for sale in Cardiff, the same as in February; 11 of these are single family detached homes. Listings range in price from $819,000 to $6,995,000. 

 

At the time this report was compiled there were 3 condominiums and 1 duplex for sale, more than we have seen in several months. There are 3.3 months of inventory for single family homes (down from 8.4 months last month), and 6 months for condos, townhomes and duplexes based on the rate of sales over the last 3 months.

 

Cardiff by the Sea real estate is once again a seller’s market for single family homes, based on supply and demand, and is now a balanced market for condos, townhomes and duplexes.

4 single family homes sold for asking price or higher, and 4 properties went under contract  within 6 days of being listing. Supply remains limited in Cardiff. One should not assume some homes won’t sell quickly.

 

13 listings came on the market in March, compared to 6 last month. 6 homes went pending in March (not including homes that closed escrow), versus 4 in February.

 

These statistics are based on data in the MLS.
