Dressing a Home to Sell

I have had the discussion many times with Sellers that when they decide to sell, the home they have lived in over the years becomes a different mindset. Think of it like this; your home is filled with comfort items that mean something to you. When you decide to place your home on the market, now, you must think of your home as a product that must be marketed well in order to sell.

It's easy to become accustomed to the nuances of your home such as odors, items that need to be repaired, or, areas that need to be updated. We become comfortable in our own space which is absolutely normal. But, when the day comes to place your home on the market, these nuances must be addressed.

Consider how you prepare yourself when you are going on a job interview. Most likely, you get a haircut or fix your hair, iron your clothes, and you put your best foot forward. The same principles apply to preparing to sell your home.

How to dress your home to sell:

  1. Make sure your hedges are trimmed, plants are cleaned up, fresh mulch is applied, and any leggy branches are cut back. Having your yard in the best possible condition is important.
  2. Clean your home from top to bottom including the inside and outside of all windows. Scrubbing up the inside and the outside will make a huge difference.
  3. Make sure the home smells good. Fresh, clean smells are ideal. Have someone who does not live in the home walk through and give you a smell test.

There are many tips to present your home in its best light. If you can remember to dress your home to sell as you would dress for an interview, your home should show very well. A little extra effort goes a long way.

Good morning, Paula... I always tell my own clients that the day they decide to sell their home they need to stop thinking of it as a home and start thinking of it as a house and a commodity that needs to be presented to potential buyers.

The longer someone has lived in a home, the more immune they get to the issues. Having an independent nose helps, but also a home inspection to allow for minimum surprises.

Dr. Paula McDonald I like your analogy of preparing for a job interview and how we need to step things up a bit from how we might dress and look when we go to the grocery store.  We must put our best foot forward.  The same applies to selling a home IF sellers are expecting top dollar on excellent terms, and aren't they all?

Years ago there was a book called Dress for Success!  This is a great analogy Paula!  I have had pretty much the same conversation over the years with sellers and almost all understand the importance of 'Dressing Your Home for Success'.
