Even back when I was an agent, when people would ask me what was wrong with a house, I would respond with 'the price!'  Price is a reflection of condition, staging, location, and market forces.  Any problems the property might have are reflected there.  Take a house from a quiet neighborhood in Bothell and move it to a same sized lot in South Everett next to I-5 and like magic the price drops!
