Someone asked in the Q & A section what is the max number of homes you have shown in one day to a client.     Boy, I have an answer to that one!

 

My niche is relocation and is exciting when I get a call from Buyers looking to look for their new home in the Denver metro area.    Sometimes they need to get a "lay of the land", and we will need to do some driving around areas they have an interest in before setting showings.     It is helpful when the Buyers have a specified area (within a certain time frame from work, family or school).

 

There are those Buyers that come into town, and know where they want to reside, and can begin the search once they come into town.

 

I remember one family that came into town from the South back in 2005, when it was much easier to locate listings to view.    They sent me over 100 listings, and they said they would be in town for 5 days.   They said they wanted to get a home under contract and hoped to do the inspection prior to their return home.     After gasping, I asked lots of questions in hopes of narrowing down exactly what they were expecting.     They said they move every two years and are very good at compartmentalizing, and was able to enter a home and KNOW if it was the right one quickly.     

 

The Buyers landed Tuesday evening, and we began their home search the next morning at 9 am.    We saw 15 homes Tuesday, 28 homes on Wednesday and only 8 on Friday.  (only 8 because I had a closing in the afternoon)   That gave them time to review the homes they saw, and make the decision which home they wanted.  We made the offer on Saturday, got it accepted that day, and did the inspection on Sunday prior to their plane departing later in the day.   WHEW!    We had lunch every day together, and they shared information about their families, jobs and desires, which was so nice.

 

  

They were lucky to have that many to look at --- could not do that today.   Inventory is still pretty slim, depending on what price range.    This also was before we had GPS, as all these listings had notes on location from one home to the next. 

 

I made copies of every listing, made notes on every one they liked, kept the top 3 homes vivid in all of our minds, and compared to those three.   We did go back and view the top three to make a final decision, and wrote it up!   Had the inspector on hold for which home to do the inspection, and was grateful he would do it on a Sunday!     

 

These were the day prior to CSS, and electronic feedback.   My office was ready to fire me, having all the lockbox information called to my office for each of the listings, then each listing agent calling the next day for feedback!     

 

I think this still holds the top record for the most homes I showed in less than a week to any buyer in the last 20+ years in the industry but was very productive.   The home sold for $279,900 in Highlands Ranch, and today's value for this home is $769,000 according to the assessor.
