House Needs Too Much Work; You Rent Instead of Sell
Your house needs lots of work before you can put it on the market and realistically get a price that you want.
Instead of spending the time and money to properly prepare your home for the for sale market, you decide on an alternative.
You immediately put the house on the rental market instead of going through the hassles necessary to sell it.
In order to get a good and reliable tenant, you will do a thorough background check before you approve them to rent your place.
You will want to verify that their income is sufficient to pay the rent and the utilities, to review their credit to determine if they consistently pay their bills, to check that they do not have a criminal background, and to talk with references to help you to determine that they will be good tenants.
But, hold on a minute.
You will be checking their background to make sure that they are stellar tenants in order to . . . . . . live in your dump!
Only top rate tenants can live in the place in which you were too cheap and too lazy to bring up to reasonable living conditions?
Tenants are people, too. They are discerning people who care about the place that they will call home.
If you do not care enough to respect the tenant's right to live in a nice place, then why should they respect you or your place?
Additionally, many jurisdictions, throughout the country, require that rental properties be inspected to assure that they are safe for the occupants.
These jurisdictions pass these laws to protect tenants from slumlords.
