Are home sales starting to get back to "normal?"

The Real Estate market has been crazy the past couple of years!

Has anyone else noticed that there is a change happening?

I have various automated listing searches set up for buyer clients. They get emails with listings that match their search criteria. These emails consist of new-to-the-market listings and listings that had a change made to them (ex. price change).

I am seeing more and more listings showing a price decrease!

Others are coming Back On Market.

In addition, homes aren't selling as fast as they were (one or two days after listing them).

There aren't 10 to 15 offers for one house anymore.

I'm curious if this is only happening in North Carolina or if is it everywhere.

Let me know what's going on in your neck of the woods.

As always,

Take care and be well,

Tony

I believe the frenzy of multiple offers is quieting down.  Now if a property is priced competitively for a quick sale multiple offers still may happen.  Residential properties appear to be seeing a small price reduction. However with inventory still low this is not always the case.

I have been in this industry for almost 2 decades and have seen all sorts of, "crazy" markets. They ebb and flow.

Good point Tony it may be closer to "normal" as a market. The outside influences such as inflation, COVID handouts and shut downs, moving to suburbs, bank failures, extreme government funding and printing of money are the oddball factors that we are facing all at the same time.

Good morning Tony. The multiple offer trend is subsiding and price reductions continue to climb. Enjoy your day.

Tony, the market is always changing, but over the last 3 years, it has done BACK FLIPS.
