Hunter Oaks was already seeing a softening in home sale prices in the Third and Fourth Quarters of 2022. Home prices continued the softening trend in Quarter 1 - 2022 with the average sale price down 13% and median sale price down 15% compared with the most recent three months of sales activity in Hunter Oaks. Although home prices have softened, the list to sale price ratio was still a very respectable 97.9% with two of the five homes that sold, selling at over 100% of list price.
Inventory remained tight with just five homes selling in the first quarter. Days on market increased significantly to 81 days (compared with 6 days in the fourth quarter 2022). It should be noted that one of the five homes that sold in the first quarter was on the market 202 days, which seriously skewed the days on market. The other four homes averaged 41 days on market, which is in-line with what we are seeing in the Waxhaw area as a whole.
