Hunter Oaks was already seeing a softening in home sale prices in the Third and Fourth Quarters of 2022. Home prices continued the softening trend in Quarter 1 - 2022 with the average sale price down 13% and median sale price down 15% compared with the most recent three months of sales activity in Hunter Oaks. Although home prices have softened, the list to sale price ratio was still a very respectable 97.9% with two of the five homes that sold, selling at over 100% of list price.

 

Inventory remained tight with just five homes selling in the first quarter. Days on market increased significantly to 81 days (compared with 6 days in the fourth quarter 2022). It should be noted that one of the five homes that sold in the first quarter was on the market 202 days, which seriously skewed the days on market. The other four homes averaged 41 days on market, which is in-line with what we are seeing in the Waxhaw area as a whole.

Hannah Williams hi Hannah, we have a huge variety of home prices in Hunter Oaks, so some of it depends on the mix of homes sold in a time period. However, Hunter Oaks prices went insanely high in the past couple of years... I think they were due for a bit of a correction. It will be interesting to see what next quarter brings.

Joan Cox hi Joan... Hunter Oaks prices can range from the $500,000's to $800,000. So some of it depends on the price mix of homes listed and sold in a specific time frame. That being said, I've long felt that the way home prices escalated in Hunter Oaks in the past couple of years made the community somewhat overvalued... so I suspect there is some correction happening.

Kathy Streib hi Kathy.... Hunter Oaks prices skyrocketed the last couple of years, so not surprised they have flattened. But given lack of inventory, if I see next quarter's reports that everything is up again I wouldn't be surprised.
