As the summer market approaches, buyers may be looking at the possibility of a waterfront home purchase. Southern Maryland waterfront presents a number of options for buyers to fit a variety of lifestyles. One of the major attractions for buyers to Southern Maryland waterfront properties is proximity to the metro area, being a short ride for weekend getaways averaging one and one-half to two hours.
Buyers waterfront wish lists include, often times in a variety of combinations-
- Properties that have expansive water views
- Properties that have boating depth water. Boaters are looking for places to keep their boat and need to find pier accessibility that fits their needs as to water depth and size of boat, as well as proximity to the Chesapeake Bay, or other waterways where they are interested in boating. A private pier is a must for some buyers, a community pier is workable for others. Buyers will be looking for pier configurations that meet the needs of their specific boat, such as slip size and depth. If a property does not currently have a pier, buyers will want to know if the possibility of building a pier has been explored. Protected water is a consideration for some as well.
- Properties with private beaches or beach access. Buyers also look for homes that have pools, or look for properties where a pool might be a possibility.
- Properties in condominium or townhouse communities that have community piers. These buyers are usually looking for minimal maintenance to maximize boating and water enjoyment time, with certain community amenities, such as pools, fitness centers, trails, etc. being considerations as well.
