59 homes sold in the La Jolla real estate market in March, 75% more sales than last month. Here’s a summary of the market activity (the MLS summary data do not include private sales, and are believed to be accurate at the time this report was compiled but are not guaranteed).
Single Family Homes Sold
33 (up by 74%); 48 Average Days on Market; Average Sales Price was $4,041,087 (up 32%); the average sales price was 97% of original asking price.
Condos, Townhomes & Duplexes Sold
26 (up 73%); 27 Average Days on Market; Average Sales Price was $1,063,980 (down 19%); Average sales price was 96% of original asking price.
Overall volume of sales in the La Jolla real estate market rose significantly compared to February. There were substantially more condo, townhome and duplex sales, and single family home sales. Sales prices ranged from $470,000 to $15,800,000.
Average time on the market was shorter for single family homes, as well as for condos, townhomes and duplexes. 29% of the homes went pending in 1 week or less. It’s still wise to not delay your decision-making about touring homes and submitting offers.
The average sales price for single family homes was higher than last month In contrast the average sales price was lower for condos, townhomes and duplexes than in February.

Many La Jolla buyers negotiated the prices of their new homes down from list price. However, 20 buyers (34%) paid asking price or higher.
The median sales price of the single family homes, $3,150,000, was 15% higher than in February. In contrast the median price was 29% lower at $925,000 for condos, townhomes and duplexes.
There were no La Jolla homes with an Active Under Contract status at the end of March, the same as last month (when they occur these homes are considered active, but may not actually be accepting more offers or be available to tour).
There were 111 homes on the market at the end of March, ranging in price from $569,000 to $44,000,000. This is 3 more than last month.
The current inventory in La Jolla is 3.3 months for single family homes (down from 4.6 months last month), and 1.9 months for attached (down from 2.4 months last month), based on the rate of sales over the last 3 months. La Jolla real estate remains a strong sellers’ market for single family, and is a very strong seller’s market for condo, townhome and duplex buyers.
There were 60 new listings in March, fewer than last month (67). Similarly, 36 homes went pending (excluding those homes that closed escrow), versus 41 for February.
