Vista is located in inland North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing options, including tract home communities, condos and townhomes, rental complexes, and 55+ communities. There are also homes in rural areas with large lots, and on the hills, some offering terrific views.
Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services. Several major commuting routes (e.g., the 15 and 78 freeways) are readily accessible. The Vista Farmers Market has been in operation since 1981 and takes place Saturdays at the Vista Courthouse Complex on Melrose. It’s worth visiting regularly for fresh produce, artisanal and prepared foods, and more.
It’s important that buyers and sellers in the Vista housing market have current information on local market conditions in order to make educated decisions about selling and buying Vista homes for sale.
The following data are taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
71 homes sold in Vista in March, a 61% increase in sales from last month. Here are the specifics:
Single Family Homes Sold
58 (up 61%); 21 Average Days on Market; Average Sales Price was $938,094 (up 7%); Average sales price was 99% of original asking price.
Condos, Townhomes & Duplexes Sold
13 (up 63%); 28 Average Days on Market; Average Sales Price was $577,348 (down 5%); Average sales price was 100% of original asking price.
Significantly more homes sold in March than last month. There were substantially more detached single family home sales, and several more condo, townhome and duplex sales. The average sales price was higher for single family homes, but lower for condos, townhomes and duplexes.
The average marketing time was several days shorter for single family homes, and for condo, townhome and duplex sales. Sales prices ranged from $298,000 to $1,950,000.
You may wonder if Vista homes are still selling quickly? The answer is that many are, with about half (49%) going pending in 1 week or less, more than did so in February. It’s a good idea to be prepared to decide quickly about touring homes and then making an offer if appropriate.
While a substantial number of home buyers negotiated their home prices, 49% paid asking price or higher, more than last month. It’s wise to keep this in mind when planning an offer strategy.
The median sales price of the single family homes was $900,000 (up 8%), and $595,000 (down 6%) for condos, townhomes and duplexes compared to February.
There were 53 homes for sale in Vista at the end of March, 6 fewer than last month and another modest decline. Home prices ranged from $520,000 to $2,950,000. This is an inventory of 1 month for single family homes (down from 1.3 months last month), based on the current rate of sales over the last 3 months, and 27 days of inventory for condos, townhomes and duplexes (down from 1.2 months last month).
Vista continues to be a very strong seller’s market based on supply and demand.
54 new listings came on the market in March, 3 fewer than last month. 45 homes went pending in March, excluding homes that closed escrow, down from 61 last month.
