Huntersville home sales increased 39.4% month-over-month in March on top of the month-over-month 50% increase in February 2023. Year-over-year sales declined but hopefully the month to month trend on increasing sales will continue through the rest of the spring selling season. Reflecting the increased in closed sales, days on market decreased substantially month-over-month and the list to sale price ratio increased to just under 100% at 99.37%.
Huntersville Housing Market Highlights: March 2023
HOME SALE PRICES UP YEAR-OVER-YEAR | SLIGHTLY DOWN MONTH-OVER-MONTH
Average sale price in March 2023 was $551,505, down 6.8% from $591,731 in the previous month of February. Year-over-year, the average home sale price was 9.6% higher than in March 2022 when it was $502,064. The March 2023 average sale price was at its highest since March 2021.
Median home sale price in March 2023 was $530,000 declining 1.84% from $539,930 in February 2023. The median home sale price increased 12.4% from $471,635 in March 2022. The March 2023 median sale price was at its highest compared with March 2022 and March 2021.
Price per square foot in March 2023 was $200, down 2.44% from $205 in February 2023 and was 2.91% lower than $206 in March 2022.
DAYS ON MARKET UP YEAR-OVER-YEAR | DOWN MONTH-OVER-MONTH
Average days on market in March 2023 were 37 days, down 28.9% from the 52 days we saw in the previous month of February. Year-over-year, average days on market increased from 11 days in March 2022. The March 2023 days on market were at their highest level compared with March 2022 (11 days) and March 2021 (19 days). Huntersville's average days on market were at their lowest level since November 2022 when they stood at 31 days.
HUNTERSVILLE HOUSING INVENTORY UP SLIGHTLY MONTH-OVER-MONTH
The number of properties for sale in March 2023 was 320, up slightly 2.9% from 311 homes in February 2023. Inventory was 9.97% higher than the 291 properties for sale in March 2022. The March 2023 inventory was at its highest level compared with March 2022 (291 homes) and March 2021 (281 homes), but was at its lowest level since May 2022 with the exception of February 2023.
NEW LISTINGS DOWN YEAR-OVER-YEAR & UP MONTH-OVER-MONTH
The number of new listings in March 2023 was 116, compared with 73 new listings in February 2023. Compared with March 2022, new listings were down 10.8%. March's new listings were at their lowest level compared with March 2022 (130 new listings) and March 2021 (156 new listings).
HUNTERSVILLE SALES DOWN YEAR-OVER-YEAR | UP 39.5% MONTH-OVER-MONTH
Sales increased in March 2023 to 106 from 76 February 2023 and 52 in January 2023. Sales decreased from 143 in March 2022 and 153 in March 2021. The number of closed sales in March were at their highest level in five months.
LIST TO SALE RATIO INCREASED TO JUST UNDER 100%
With a selling price at 99.37% of list price, March 2023 saw a 4.18% decrease in the list to sale price ratio compared with February 2022 (103.55%). Month-over-month, the list to sale price ratio increased almost 1% (0.98%). Buyers are not seeing much room for negotiating on price in Huntersville.
