Here’s a summary of the Cardiff real estate market for April 2023 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 9 homes sold in April, compared to 7 last month.
Single Family Homes Sold
6 (no change); 15 Days on Market; Average Sales Price was $2,474,833 (down 22%); the Average Sales Price was 96% of the original asking price.
Condos, Townhomes & Duplexes Sold
3 (up by 2); 10 days on market; Average Sales Price was $2,340,000 (up 120%; Average Sales Price was 98% of the original asking price.
The overall volume of sales in Cardiff was up from March. The number of single family detached homes sold did not change, but there were more condo, townhome and duplex sales. Home prices ranged from $770,000 to $5,500,000
At the end of April there was 1 home in the Cardiff housing market with an Active Under Contract status, like last month.
At the end of April there were 14 homes for sale in Cardiff, about the same as in March (15); 12 of these are single family detached homes. Listings range in price from $824,900 to $6,995,000.
At the time this report was compiled there was only 1 condo and 1 townhouse for sale. There are 2.6 months of inventory for single family homes (down from 3.3 months last month), and 1.2 months for condos, townhomes and duplexes (down from 6 months last month) based on the rate of sales over the last 3 months.
Cardiff by the Sea real estate is a strong seller’s market for single family homes, based on supply and demand, and a very strong seller’s market for condos, townhomes and duplexes.
6 homes sold for asking price or higher, and 6 properties went pending within 8 days of being listing. Supply remains limited in Cardiff. Buyers should not assume some homes won’t sell quickly.
8 listings came on the market in April, compared to 13 last month. 8 homes went pending in April (not including homes that closed escrow), versus 6 in March.
