Selling a home can be a daunting task. It requires a great deal of effort to get the property ready for sale, from preparing legal documents to making necessary repairs and renovations.

However, there's one step that shouldn’t be missed. Home staging can make your home compelling and attract buyers.

In this article, we'll explore why home staging is important and the benefits it brings to the table.

The Importance of Home Staging

When selling a home, the goal is to create a space that appeals to potential buyers and makes them feel at home.

Home staging is a powerful tool that can help achieve this goal by transforming the property into an attractive and welcoming space that resonates with buyers. In fact, studies show that staged homes sell faster and for more money than non-staged homes.

Let's explore the reasons why home staging is so important.

Attract More Potential Buyers

The first and most obvious benefit of home staging is that it helps attract more potential buyers.

When a home is staged, it creates a more inviting atmosphere that can help buyers feel more comfortable and relaxed.

It is also easier for buyers to visualize themselves living in the space when it's staged, which can increase the chances of them making an offer. In fact, a survey by the National Association of Realtors found that 81% of buyer’s agents said staging a home made it easier for buyers to visualize the property as their future home.

home staging creates an emotional connection

Stand Out from the Competition

In a competitive market like Massachusetts, it's important to make your home stand out from other properties on the market.

Home staging is a powerful way to do this, as it can help highlight the home's best features and create a unique atmosphere that appeals to a broad range of buyers.

In fact, staged homes spend 73% less time on the market than non-staged homes, according to a survey by the Real Estate Staging Association. By staging your home, you're giving it a competitive advantage that can help attract more potential buyers and ultimately lead to a faster sale.

Increase Perceived Value

Another benefit of home staging is that it can increase the home’s perceived value in the eyes of potential buyers. When a home is staged, it creates a more polished and put-together look that can make the property seem more valuable.

This can lead to higher offers and ultimately increase the home’s sale price. In fact, a study by the National Association of Realtors found that the median dollar value spent on home staging was $400 and that staged homes sold for 10% to 20% more than non-staged homes.

Create an Emotional Connection

One of the most powerful benefits of home staging is that it can create an emotional connection with potential buyers. When a home is staged, it creates a sense of warmth and familiarity that can make buyers feel at home.

This emotional connection can lead to a stronger desire to buy the property, as buyers begin to imagine themselves living in the space. In fact, a study by the Real Estate Staging Association found that staged homes spent an average of 73% less time on the market, and that 81% of buyers said they were more likely to make an offer on a home that was staged.

How to Stage a Home

Now that we've explored why home staging is important, let's take a look at how to stage a home. A few key steps are involved in the staging process, including decluttering, deep cleaning, and decorating.

Decluttering

The first step in the staging process is to declutter the home. This involves removing any personal items or clutter that can make the home feel crowded or distracting. The goal is to create a clean, open space that allows potential buyers to envision themselves living in the home.

Depersonalization

Now you want to take out some of the things that make your house your home. Neutralizing the décor allows potential buyers to view the home as a clean pallet and visualize it as their own.

I always use the phrase take the home out of the house.  Meaning, remove much of what makes the home yours…. Like family photos, highly stylized décor, collections and more….

Deep Cleaning

Once the home is decluttered, it's time to deep clean. This involves cleaning every nook and cranny of the home, from the floors to the ceiling. The goal is to create a space that looks and smells fresh and inviting.

Decorating

The final step in the staging process is decorating. This involves adding furniture, accessories, and decor to create a warm and inviting atmosphere. The key is to keep the decor neutral and simple, as this will appeal to a broad range of buyers.

Conclusion

In conclusion, home staging is a crucial step in the home-selling process.

It can help attract more potential buyers, increase the perceived value of the home, and create an emotional connection with potential buyers.

By following the steps outlined in this article, you can transform your home into an attractive and welcoming space that appeals to a broad range of buyers.

So, if you're planning to sell your home in Massachusetts, consider investing in professional home staging to give your property a competitive edge and increase your chances of a successful sale.

Staging a home can definitely help a home sell faster and for more money than if it were not staged.

Good morning Kevin. Had a bachelor seller with a decorating handicap. Had a couple of women looking to start a home staging business who volunteered to stage his home, using only his items, for free. The result was someone who had previously seen the home, came back, feel in love and made an offer. Emotion buys and it can be inexpensive to purchase! Enjoy your day.

Staging a home to prepare for listing is just common sense for anyone who wants to benefit from the value perceived in a home that is immaculate and ready to move into and shows the space available to the new buyer (by decluttering and staging).  The payoff is so worth it! Kevin Vitali
