Manchester NH Real Estate Market REPORT May 1, 2023. Spring is in full swing. Lets give you a quick update on the Spring Market here in our area. We are seeing about 15 new Single Family listings hit the market each week. We are seeing about 16 homes go under contract each week. Despite what you hear in the media, the numbers tell us homes are selling and some as fast as they are listed. The media is not telling you a goo third of those may fell through due to buyers mortgage, inspections or the appraisal.
BUT WAIT - Why are some homes not selling? There is a secret in Real Estate I want to share. Overpriced Listings are not selling. That is not a secret you say. It is to some, but the biggest secret is "There are homes being listed and sold right now "Under market value." What does that mean? It means prices have started to go back up again with more buyers than sellers. Pricing home is an art. It depends on age, size, amenities, location and condition. Values can differ from neighborhood to neighborhood. There are sellers that could have got a higher price for their home. Who you list with matters.
With more Buyers ready to buy than homes on the market to Sell them. That makes now the time to List your home with us if you have been thinking of Selling. Selling a home fast is not the only thing you should be looking for. Getting a great price. Hiring an agent who communicates with you through each step of the selling process.
