How to Handle a Counteroffer Using the "Train In the Station" Metaphor


Hey Jack, I understand that you're holding out for a higher offer on your property. I wanted to share a story about my past customer, Mike, who was in a similar situation.

Mike was waiting for an $899,000 offer but had a $750,000M offer ready to go. He believed the next "train" would be the $899,000 one, so he chose to wait. Unfortunately, the next offer was even lower than the $750,000. In the end, and three months later he ended up accepting a $725,000 offer, which was less than what he initially had.

I hope we can learn from Mike's experience and consider accepting the current offer. It might be the best option available, and we wouldn't want to risk losing it. Let's discuss your thoughts and how we can move forward together. 😊

Oh my ... the old story of believing the first offer is not the best, ... too many times this will happen.  Especially, in a changing market like we are dealing with today.  Thanks for this story, brings back many sad stories, lol.

Hey Dan, I wanted to share a real-life experience that happened just three weeks ago. I presented a $1.9M cash offer for my client's home, which had been on the market for quite some time. The offer included excellent terms such as three months of free occupancy for the seller, the buyer covering title fees, and a commission we usually don't negotiate but did in this case. Despite these favorable conditions, the seller decided to reject the offer. We are hopping that the same buyer will come around...
