Month of April 2023. Unit sales of 39 are 17% behind last year’s total of 47. Sale Price is down across all categories with entry level prices leading the decline by 12.6 % vs prior year. The Average Sale Price ended up at $460.8k, a 10% decline from one year ago. On a cost per sq ft basis the Median Sale price declined 16.1% to $228.8. Not surprisingly Days on Market are vastly different with April’s average finishing at 58 days compared to 6 days one year ago. Looking ahead to May 2023, there are 44 re-sale homes currently contingent or under contract/pending. It seems we will meet last May’s total of 43.
April YTD Unit sales of 123 homes are 31% behind last year’s 178 sales. Average Sale Price and Median Sale Price are down 3.6% and 7.3% respectively. Days on Market was 62 on average compared to 10 in prior year. One bright spot worth noting is that April’s DOM of 58 is slightly better than the YTD average of 62. As time progresses, we are seeing the market get some legs underneath it and settle down to our new normal. Pricing will continue to be sensitive as it always has.
