Manchester NH Real Estate Market REPORT May 8, 2023.  Typically we see a sharp increase in new Single Family and Condo Home Listings hitting the market by May. This year we are not seeing that. Most Home Owners are staying still. Those who "need" to move are getting good prices for their homes. 

One factor could be it is easier to find a buyer than it is to get the sale to close. Banks are tightening their lending practices. Appraisers are being tougher on homes. Home Inspection results can be asking for more from the seller than ever. All total it means more sales falling apart then in years past. Having an Agent that is there for your through each step of the Buying or Selling process is a must. 

MANY ASK WHAT THE DIFFERENCE IS FROM ONE AGENT TO ANOTHER? As with a changing market, you will find an Agents experience matters the most. In brief the differences can be great. There are  95 SINGLE FAMILY HOMES UNDER CONTRACT
There are 9 add SINGLE FAMILY HOMES CLOSED this week.

There are 176 SINGLE FAMILY HOMES SOLD 1/1/23 TO 05/8/2023. The average SALE PRICE is $418,230. The average DAYS ON MARKET is 25.
