According to the FHFA House Price Index, the overall real estate prices in the United States have increased by 8.4% during the last year...

 

Despite this, Central Florida and Orlando were ranked as having the HIGHEST rate of house price appreciation in the country, essentially with an increase in home value that was more than TWICE the national average. Nice!

 

No area in the state of Florida ranked lower than number 31 out of the top 100 metropolitan areas in the country.

 

In contrast to the national trend, the real estate market in Orlando, Florida, is relatively robust.

Our home state of Florida saw a year-over-year inflation rate of 15.2%, the highest of any state. North Carolina is in second place, with a rate of 13.4%.

In a survey of the significant 100 metropolitan areas in the United States for the rise of property prices from one year to the next, Florida's climbed the highest, grabbing six of the top 10 slots. No city in Florida rated lower than Jacksonville's 31st place. The website of the FHFA contains a comprehensive listing of all one hundred metropolitan areas.

Current rankings of price increases across the whole United States, showcasing Florida metros:

  1. North Port Sarasota-Bradenton had a year-over-year increase of 20.1% and a quarterly increase of 0.7%.
  2. Fort Lauderdale-Pompano Beach-Sunrise increased by 18.2% compared to the previous year and 0.9% compared with the last quarter.
  3. West Palm Beach-Boca Raton-Boynton Beach had an increase of 17.8% when compared to the prior year's numbers and a decrease of 0.4% when compared to the previous quarter
  4. Orlando-Kissimmee-Sanford had an increase of16.9% from the previous year and by 0.6% from the last quarter in the Orlando-Kissimmee-Sanford metropolitan area
  1. Cape Coral-Fort Myers had an increase of 16.2% compared to the previous year and increased by 0.9% compared with the last quarter.
  2. Tampa-St. Petersburg-Clearwater saw a 15.8% increase from the previous year but a 0.1% decrease from the last quarter.
  3. Miami-Miami Beach-Kendall had an increase of 13.3% as compared to the last year; a decrease of 0% compared to the last quarter
  4. Jacksonville had a year-over-year increase of 10.4% but a quarterly decrease of 1.8%.

The FHFA House Price Index (FHFA HPI) is one of the most reliable measures of shifting property prices in the United States since it surveys all 50 states and more than 400 cities. The data comes from Fannie Mae and Freddie Mac and has been adjusted for the season and focuses primarily on purchases.

More noteworthy Recent Dates Regarding the Rise of House Prices in the US:

 

From the beginning of 2012, the housing market across the WHOLE United States has shown a positive yearly increase every quarter.

  • The prices of homes increased in each of the 50 states, except for the District of Columbia, where prices fell.
  • The state of Florida ranked first among the five regions with the most significant yearly appreciation, with a rate of 15.2%, followed by the states of North Carolina (13.4%), South Carolina (12.9%), Hawaii (12.8%), and Maine (12.2%).
  • The District of Columbia had the lowest yearly appreciation of any region, falling by 0.8%, followed by California (2.3%), Idaho (3.1%), Oregon (3.6%), Washington (3.7%), and Idaho (3.1%).
  • The prices of homes increased year over year in 94 of the top 100 largest metropolitan areas, with just six of those locations bucking the trend. The yearly price rise was highest in North Port-Sarasota-Bradenton, Florida, at 20.1%, while Oakland-Berkeley-Livermore, California, witnessed the biggest dip, falling 4.3%.
