Okay, I'm NOT sticking with spitting hairs, I'm going to go with SPLITTING HAIRS.

Real Estate is a profession where we often see Buyers and Sellers alike trying to split hairs. Both often lose sight of their BIG goal... Selling a house or buying a house.

Everyone wants an edge but really, letting a light fixture or window coverings kill a deal on a $300,00. dollar purchase? Realtors see disputes like  this more often then you would think. Some times a Buyer will make a crazy request like "Ask that they leave the Harley in the garage". A request like that makes us laugh but when  a Buyer and Seller start arguing over a crystal door knob or a swing set we (Realtors) know that one or both parties have lost their focus.

Remember your goal! Buyers do you want to lose a deal over an item worth a dollar or even $1,000.00? Sellers do you want to sell or stay? do you want to lose a deal over an item worth a dollar or even $1,000.00?

Stay focused. You both want to see...

Hello Bob,  some buyers and sellers can kill a deal over a small issue and then they wish they took the deal.

Great advice. I had a buyer offer 200k on 219 listing - counter came back at 210 - and she countered at 205 and lost the deal.  Now she is sorry - but the next offer will be much smoother!

I think us experienced Realtors have all seen it Will Hamm . I also remember a deal that went to arbitration where a Seller took a chandelier when they moved.

We all like to "dicker" but when you are in a hot Real Estate market it can be a very foolish thing to do if you are the Buyer Lise Howe .

Hi Bob... I saw two millionaires argue about a $500 TV staying in a $1 million condo I was selling in NY City. The buyer' agent and I called our respective clients and told them that since they were so hard-up for money she and I would split the cost of the TV. They got so embarrassed they just shut up and went to closing.

Lol, Bob. This is so true about how buyers and sellers have disputes and disagreements of small things. Sometimes as agents we have to decide if we want to contribute to get that deal to close since principals won't agree to these small differences.

I certainly contributed more often then I wanted to Jerry Newman . I love Nina Hollander, Broker example. Shame can be a powerful tool and those two she described really need a dose of humility.
