- Home sales prices increased in April 2023 both year-over year and month-over-month.

- Days on market were down for a third consecutive month.

Mint Hill Housing Market Highlights: April 2023
AVERAGE HOME SALE PRICES UP YEAR-OVER-YEAR & MONTH-OVER-MONTH
Average sale price in April 2023 was $505,979 up 6.24% from $476,277 in March 2023 and 8.38% higher than $466,842 in April one year ago. The April 2023 average sale price was at its highest level compared with April 2022 and April 2021.
Median home sale price in April 2023 was $472,500, essentially equal to the previous month of March and was 3.11% higher than $458,270 in April one year ago. The April 2023 median sale price was at its highest level compared with April 2022 and April 2021.
Price per square foot in April 2023 was $210, down 4.11% from $219 in March 2023 and 3.45% higher than $203 in April 2022.
DAYS ON MARKET DECREASED FOR A THIRD CONSECUTIVE MONTH
Average days on market April 2023 were 57 days, down from 68 days in February 2023 and up 34 days compared with April 2022. The April 2023 days on market were at their highest level compared with April 2022 (33 days) and April 2021 (15 days).
MINT HILL HOUSING INVENTORY UP YEAR-OVER-YEAR, BUT AT ITS LOWEST LEVEL SINCE MAY 2022
The number of properties for sale in April 2023 was 136, down 6.21% from 145 homes in the previous month. Inventory was 5.43% higher than the 129 properties for sale in April 2022. April's inventory was at the lowest level Mint Hill has seen since May 2022 when inventory stood at 129 properties.
NEW LISTINGS SLIGHTLY UP MONTH-OVER-MONTH AND YEAR-OVER-YEAR
The number of new listings in April 2023 was 66, up 8.2% from the 61 new listings in the previous month of March. Compared with March 2022, new listings were up slightly by two homes (3.1)%. March 2023 new listings were at their highest compared with April 2022 (64 new listings) and March 2021 (63 new listings).
MINT HILL SALES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales increased 19.44% in April 2023 to 43 properties from 36 properties in the previous month of March. Sales increased from 39 in April 2022 and decreased from 46 in April 2021.
LIST TO SALE RATIO JUST UNDER 100% IN APRIL
With a selling price at 99.96% of list price in April 2023, the list to sale price ratio increased 2.37% from March 2023. Year-over-year, the list to sale price ratio declined 3.62% from 103.58% in April 2022.
