Just remember, the seller's expert agent is just that...The Seller's Expert Agent, not yours. Their duty is exclusively to the seller, Not You. And representing yourself is a lot more work for you than you may desire.

Personally I prefer the words "local specialist" over "expert." Yet the essence of your posting is quite true.  This is becoming especially true when agents work outside their area of "expertise" and list properties without knowing the "lay of the land."
