Emergency Response Program for Property Managers

As the owner of Environmental CPR, an emergency property damage restoration company, I have worked with a umber of property management companies and have compiled a list of what property managers seem to want the most.  I've broken it down into three basic categories: 1) Priority Handling (responsiveness to the initial call); 2) Accurate and Timely Billing (Invoicing after the job is complete); 3) Insurance and Certification (Proper liability insurance, licensing, and certifications).

Emergency Response Program for Water, Fire, and Mold.

Priority Handling

  • Free support calls for property managers and maintenance staff with free consultation for dealing with minor mold, water, smoke, or odor problems.
  • 24 hour 365 day availability for emergency response with 2-hour or better response to property.
  • Free on-site estimates for water, smoke, mold and odor.
  • Discretion and client confidentiality maintained when technicians are speaking to renters.
  • Every job will have an IICRC certified technician on-site.
  • All personnel responding to property will be attired in uniform and arrive in marked vehicles.
  • Ozone treatments at contract price for empty individual apartments or homes for quick deodorization.

 Accurate and Timely Billing

  • Billing for services through Xactimate (industry accepted estimating software) and charges will consist of what is generally acceptable to insurance companies.
  • Photo documentation of damage will be provided along with invoice.
  • All estimates and billing will include detailed assessment of activity per room.
  • Will bill insurance directly when authorized by client.
  • If insurance excludes a billable line item and this was not pre-agreed upon in advance, we will not bill the client for this item.
  • All invoices will be issued within 24 hours of job completion.

Insurance and Certification

  • Maintain a minimum $1M/$2M general liability policy and contractor's pollution liability insurance with mold rider.
  • Carry workers compensation insurance for all employees.
  • Maintain IICRC certifications for water damage restoration, fire and smoke restoration, mold remediation, and odor control
