Huntersville Housing Market Highlights: April 2023
HOME SALE PRICES REACH NEW HIGHS IN APRIL 2023
Average sale price in April 2023 was $612,196, up 10.79% from $552,5741 in the previous month of March. Year-over-year, the average home sale price was 15.49% higher than in April 2022 when it was $530,097. The April 2023 average sale price was at its highest since April 2021.
Median home sale price in April 2023 was $585,000 increasing 10.38% from $530,000 in March 2023. The median home sale price increased 17% from $500,000 in April 2022. The April 2023 median sale price was at its highest compared with April 2022 and April 2021.
Price per square foot in April 2023 was $211, up 5.5% from $200 in March 2023 and equal to the price/square foot one year ago.
DAYS ON MARKET DOWN DRAMATICALLY FROM MARCH
Average days on market in April 2023 were 23 days, down 41.03% from the 39 days we saw in the previous month of March. Year-over-year, average days on market increased by 4 days from 23 days in April 2022. The April 2023 days on market were at their highest level compared with April 2022 (19 days) and April 2021 (18 days). Huntersville's average days on market were at their lowest level since September and October 2022 when they stood at 23 days.
HUNTERSVILLE HOUSING INVENTORY AT ITS LOWEST LEVEL SINCE MARCH 2022
The number of properties for sale in April 2023 was 303, down 6.19% from 323 homes in March 2023. Inventory was 3.81% lower than the 315 properties for sale in April 2022. Huntersville's housing inventory was at its lowest level in a year in April 2023.
NEW LISTINGS DOWN YEAR-OVER-YEAR & MONTH-OVER-MONTH
The number of new listings in April 2023 was 115, compared with 117 new listings in March 2023. Compared with April 2022, new listings were down 38.17%. April's new listings were at their lowest level compared with April 2022 (186 new listings) and April 2021 (179 new listings).
HUNTERSVILLE SALES DOWN YEAR-OVER-YEAR & MONTH-OVER-MONTH
Sales decreased in April 2023 to 91 from 108 in March 2023. Sales decreased from 128 in April 2022 and 151 in April 2021. Lack of new listings and inventory, no doubt, contributed to the decrease in sales in April 2023.
LIST TO SALE RATIO INCREASED TO JUST UNDER 100%
With a selling price at 99.68% of list price, April 2023 saw a 4.38% decrease in the list to sale price ratio compared with April 2022 (104.06%). Month-over-month, the list to sale price ratio increased 0.31%. Buyers clearly are not seeing much room for negotiating on price in Huntersville.
