Rats, What Stinks?

At least Philemon can take a bath to get rid of his stink. Poor Joe's stink can not be done away with by stepping into the shower, he needs a personality make over.

What about if your house stinks? Most people know if a house stinks once they step into it. The possible exception would be those who have lived in a home for years and they have become to (been desensitized to) a smell such as pets of even cigarette smells.

I found this blog post by Sarah at Arthurwears.com and quickly got her permission to use excerpts from it. That being said I encourage you to read her full post, IT'S AMAZING!

Sarah points out that when they purchased the home there was no odor. They had a home inspection and the inspector missed the fact that the home was rat infested. "As the house we were buying was built at the end of the 1960's and had not been very well maintained, being sold as a deceased estate by the offspring of the previous owners, we decided to have a full and extensive survey carried out."

I had the opportunity to list a rat infested home, that I learned from my referring person the home had that issue because the seller lied to me and failed to tell me she had rats in the house.  I declined the listing opportunity and five years later she still can't sell the house.

A few years ago, I helped my clients buy a gorgeous home.  They cleaned the carpets after they moved in and it really activated and magnified old urine stains.  It was awful!  How did we miss it?  The sellers had candles burning every time we entered the house.  It taught me quite a lesson.

The odor of a house will definitely create a lasting first impression.

It is a good idea to bake some cookies before a showing.

My mother instilled in me a total fear of rats and mice, so buying a house with rats would not work well for me. It was bad enough when one of our cats brought home a dead rat and left it under the Xmas tree, he was very proud, me not so much.

Candles and "Glade like" products are always a tip-off to odors being hidden Ray Henson . The problem with those stains that appeared is that they seldom stop at the carpet. I've seen cases where they even needed to replace the sub-flooring. Like you said... at least we learn.

Roy Kelley at one home I made sure to bring and start my wife's bread making machine before open houses BUT I did disclose there was a problem so I wouldn't get in trouble when the house did sell (which it did).

Sorry to LOL Nick Vandekar, 610-203-4543 but the image of the dead rat under the tree and the cat's pride about it was too much for me to stay composed. Snakes in a home are the item that most terrifies my bride.

Some people will tackle that problem and move forward. Others languish. Most likely, no one realized the house was infested and it was in the same shape at closing as when they first offered on it, Bob.

So glad the I have qualified home inspectors here that represent me well when doing their job!

That certainly could be true Wanda Kubat-Nerdin - Wanda Can! but you would think someone would have heard them rustling about and you would think a competent Home Inspector would have found some clues.

I liked my home inspectors BUT they missed a few things over the years.

Bob, it is bad when the home has odors, and most buyers will walk back out if it is too strong.

I've seen that many times Joan Cox . I have had two listings myself that stunk and both were careless dog owners. I had to convince them both to two price reductions before they sold.

I cannot imagine my home inspector missing the fact that a home is rat infested. Good Heavens!  

I have listed homes that had resident rats.

Many homes come with odors that need to be handled prior to listing. When I was a lot more active (younger days) I had 3 high-quality air filtration machines that I would use. They made a difference. BUT then, there are those times when varments are in the home that a specialist is needed to remove the cause

I think Sarah would be a good contributor Kathleen Daniels, Probate & Trust Estate Specialist as the posts on her blog are very professional.

I saw a post or news story a while back where the home had a snake infestation that no one seemed to know about until someone accidently put a hole in the wall and a snake popped out. That would be worse in many peoples book. How a home inspector could miss any infestation surprises me.

I always had an ozone machine handy Doug Dawes but it didn't solve every problem home I had but it certainly did help.

I remember having a rural listing that was vacant a number of years ago.  When you would enter the house, you could hear the rats scurrying in the attic, etc.  A really good exterminator took care of the problem for the seller.

Rodents can be a common and BIG problem in a rural/farm home Myrl Jeffcoat . While I am not a big cat fan I will say that if I had a rural property I would have lots of farm cats.
