Free Title Alert Now Offered by Maricopa County (Phoenix) To Residents

Title fraud is in the news, where a party can impersonate or take title on a Homeowner's property. This is a concern for sure and there are "for pay" services out there. Maricopa County through the Recorders office is taking action and offering a FREE service to residents to notify them within 24 hours of any changes filed. "PHOENIX – Maricopa County Recorder Stephen Richer is pleased to announce the launch of Maricopa Title Alert, a free service to help residents stay informed of document recordings and protect against title fraud and other unlawful documents. 

This tool will function similarly to Google Alerts and will allow users to monitor recordings containing the names

– individual names or business names

– entered by the user.  

When a recorded document contains the entered name, the user will receive an email at the end of the day with a link to the relevant document.  This proactive measure allows user to monitor recordings and immediately tack action if necessary.

"I have heard from Maricopa County residents with concerns of title fraud. I’m hopeful that this tool provides a line of defense against fraudulent recordings, and generally provides more transparency into the millions of documents that we record," Recorder Richer said. "I am proud, and grateful, that the recording team here continues to innovate – we have other exciting recording developments that we will release later this summer.  Stay tuned!”

Key Features of Maricopa Title Alert Include:

1. Free Service: Maricopa Title Alert is free to all users. 

2. Easy Sign Up: Users can sign up in less than two minutes.  All that is needed is a valid email address.  

3. The user can select alerts for multiple names under a single email.

4. Business and Individual Monitoring: Users can monitor both personal names and business names.

5. Email Notifications and Document Review: When a document is recorded that includes one of the entered names, Maricopa Title Alert will send an email notification with a link to review the recorded document. This enables users to promptly assess the content and take appropriate action, with law enforcement or otherwise, to protect their interests."

People don't need "alerts"

Hey look, someone just stole your home.  

People need title insurance.... owner's policies and should get them when they buy, then you are covered for whatever might happen.  One payment and done.

Yes Don Baker  I agree with you that buyers should use a Realtor and get title insurance when they purchase their home. Buying from private parties can lead to disaster. However, if someone borrows on your home or signs the home over to someone else in subsequent years or decades, even if one has title insurance at the time when they purchased the home, one needs to know that a subsequent event after the purchase of their home  has occurred. This is why Maricopa County is offering this free service to their residents.

our county has sent recording notifications to selling/owning parties for more than 25 years when anything is recorded.

Jeff here in California you can not close unless you have Title Insurance if you are working with a Realtor or a Real Estate agent... only without these two you can have a sale without Title Insurance, so the fraud is mitigated...Endre

Roger that Endre Barath, Jr. which is the same here in Arizona title insurance is obtained at closing on a sale. A title alert is something different though. If someone records years later after the sale and title insurance were obtained that you quit claimed the home to them or stole your identity for example and borrowed on your home with a equity lien recorded a property owner is notified with 24 hours that a new recording has been made. If one is not notified, a homeowner may never even realize this has happened to them.
