If you’re planning to buy a home, there’s a good chance you’ve thought about the kind of home you’d like to buy. And if you have a home to sell, you’ve likely pondered how much your property could sell for. But buyers and sellers often forget to think critically about the Realtor they choose to partner with. And that’s a mistake.
Choosing the best Realtor makes a big impact on your ability to do both. Often, people end up working with the first agent they meet or talk to, but it's important to realize "not all agents are the same". Their training, expertise, track record, and fees differ more than you might think.
A Few Questions to ask Both Listing and Buyer Agents
Q1. Do you work with Buyers or Sellers or both? Buying and Selling homes are related, but different, and each side requires unique skills. Each job "listing agent" and "buyer agent" have unique differences. Real estate transactions are complex and require "experience".
Q2. How much do you charge and How do you get paid? Typically the home seller pays an agreed upon fee (negotiable) and this covers the commission to both the buyer and seller agent. Note: The buyer typically does not pay the agent directly because they are paid from the agreed upon commission (aka a co-brokerage fee) received at closing by the listing agent and then shared with the buyer agent.
Q3. Do you have "referrals" or "testimonials" from past clients? An experienced agent should have available in writing and/or on-line a number of reviews giving you an unfiltered view of what sort of agent they are, and the level of satisfaction received.
Q4. What is your Availability? Communication and Availability are key when it comes to buying or selling and every client has an individually unique situation. It is imperative to find out if your expectations match up with your life-style.
Although there are many more Questions you may have and will want to ask, this is just a sampling. In summary, you will want to work with an agent (REALTOR) who can and will respond quickly to all your questions and concerns. No one likes waiting multiple days for a reply to an urgent question.
