SOLD! 20528 Riggs Hill Way in Brookeville, MD

It was last summer when I met the sellers of 20528 Riggs Hill Way for the first time. They were just beginning to think about downsizing and we discussed the market, the process, and what it would take to get their home ready to list. It wasn't much. This home was a stunner!

I was wow'd the first time I pulled up to the house and got a personal tour - and so was everyone else the moment they stepped inside. The sellers had the home built and maintained it with great care throughout the years. It had a gazillion custom details and was beautifully decorated. 

The to-do list I prepared for my clients was a short one. It was only a question of perfecting a home that was already in showing condition. Just how perfect this home was was also revealed by the inspections: just a handful of items on a home that had over 9,000 square feet on three levels. To quote the inspector: buyers will be hard-pressed to find a home in a better condition. It is one of the best houses I've ever inspected. 

But despite its impeccable showing condition, it's been a journey. After ratifying a contract within just a few days of hitting the market, the first buyers vanished. They never submitted their earnest money deposit and stopped all communication with their agent. It was puzzling, to say the least, but we had to move forward believing that these weren't the right buyers for this special home! 

Those showed up a week later, on Mother's Day! What a gift to all of us. I had the pleasure of meeting the new owners since I attended every showing appointment and was present during all inspections. I know this home will be in great hands which makes parting with it that much easier for my clients. 

20528 Riggs Hill Way is now sold. It closed for $1,425,000 with a 6-week free rentback for the sellers to be able to move on to their next home with as little stress as possible. 

I will miss stopping by 20528 Riggs Hill Way and chatting with my sellers on their lovely deck overlooking the tranquil grounds. I will miss catching up with them at the Brookeville Beer Farm which is just a mile down the road. I will miss showing off this beauty!
