This market in Chester and Delaware Counties is brutal. One listing a day comes up for each buyer I am working with. 20 million buyers for each listing. Yes... I know, I'm exaggerating but seriously, this is hard work. Writing offers, giving the best possible price, conditions, and terms and still losing out. It's crushing for buyer clients.
I'm not sure what is worse, spending the day showing 10 to 12 houses to a single buyer or being on call 24/7 in case a house comes up for everyone you are working with. For the past 3 years, I have been reluctant to even take a day or two at the beach for fear that a listing would come up that my buyers want to see! Each year I think it will get better and we have been in this slog and dearth of listings for what feels like 5 years now.
I know the market is changing in some areas but so far in the Philadelphia suburbs, we are still in a serious Seller's market.
