Sometimes you have to ask yourself, what is best for my client right now? I had listed the home of my neighbor for sale, 691 Thomas Penn Drive, West Grove, PA 19390 and it is a beautiful home, with lots of upgrades and a wonderful screened porch/deck that everyone in the neighborhood is jealous for not having selected for themselves.

However, we were not getting any showings and the open houses were dismally attended with no real interest. One other home, the model had recently been rented for $3,200 a month. 

I spoke with my seller and let him know that this other home had rented and this was a possible option for him as were we not getting any showings. He said let's do this and get a tenant in there. So, I changed the listing to a rental, withdrew the sale and hey presto in less than a week we have a signed lease for two years at $3,200 a month.

I have a happy homeowner, and he is very happy that we got this done so quickly.

Sometimes it is not about the money, but doing what is best for your client. Yes, selling the house would have brought me more income, but the tenant is downsizing and lives nearby and will be selling his home. He knows a Realtor, but we had a good rapport and maybe there is a chance I will end up with his listing to sell.

As a realtor, one thing I have realized over my career, "Everything has a shelf life." Multiple changes have taken place since I first got into the business. One of the important aspects of being successful as a realtor, keeping the public informed of what's what! Like other factors we deal with as a society, the general public's awareness of current real estate market conditions, ie.... pricing trends, inventory status and mortgage interest rates, can lag behind reality .... for up to several months.

You "hit the nail on the head" when you shifted the "game plan" and found an alternative to address today's present real estate market conditions. 

As a waterfront realtor, I run into the following situation with frequency. I inform a buyer of a a new listing which has come on the market. I explain to them "with vibrato", "this property won't stay on the market for long!" We need to view the property ASAP and react accordingly. Unfortunately, a great number of buyer's haven't fully prepared themselves to a point where they have made decisions with many aspects involving a real estate purchase. As a few hours turns into a couple of days, the "hand-wringing" continues. Unfortunately, in most cases, I have to inform the potential buyer, "You're too late", the property is under contract.

After suffering a few "rejections", some potential buyer's lose interest. They don't recognize the problem they themselves have created. Wondering about qualifying for a mortgage, how much they can afford to invest, a property's location and whether their new home must have ten foot ceilings, should have been determined before the potential buyer considers beginning his search.

Here's a suggestion for every potential buyer. Make an appointment to discuss with a "veteran" realtor, all aspects/factors regarding one's purchase of a suitable property. Make a written list of questions beforehand. The biggest mistake many buyers make, they don't share with a realtor, the details regarding their particular situation.

If one shares his situation with a realtor .... if a desirable property, meeting his needs, comes on the market, he'll have "first crack" at evaluating the listing for consideration. 

In finality, buyer's should accept the fact, "getting everything you want" is not going to come to fruition. As an example, imagine finding the perfect property, with one exception, "it doesn't have a three bay garage?"   

Preparing oneself to make adjustments/shift gears, separates those who purchase property versus those who "keep looking".

Today, "Changing direction" has become part of the process!

This is a great article and clearly your consultation with your client proved, you had his best interest at heart. Someday, when the market shifts and the lease is about up, or perhaps the tenant wants to buy this gorgeous man's house, you'll be there and there will be no question in the owner's mind about who to list with again.
