I thoroughly enjoyed collaborating with my clients who were relocating from Houston. They were referred to me by an agent I've known a long time, and I was delighted that she considered me the right choice to represent this exceptional family. It turned out to be fortunate timing as their previous home had already been contracted and was set to close in early June, with a lease back until the end of the month.
Having previously resided in Austin, they had a clear vision of the neighborhood they desired and the specific high school they wanted to be near. Given the limited housing inventory, we knew we had to be flexible, but we managed to discover the perfect house. Unfortunately, the sellers did not prove to be the easiest to work with.
I've learned having a positive, working relationship with the real estate agent on the other side is invaluable when issues pop up, and/or one party is difficult. We both understood we must follow our client’s directions. However, that did not preclude us from having conversations without violating any confidentiality.
We maintained our focus, remained emotionally neutral, and demonstrated emotional intelligence, successfully navigating through inspections, negotiations, and even the unexpected situation of my buyer losing her job. Thanks to the proactive efforts of my buyer's lender, the only delay we encountered was due to the July 4th weekend. Patience became the key word for all parties involved, from the initial offer submission to the signing at closing.
