Quellin Homes Sold Quickly: Just 5 Days On Average

 

After seeing NO sales in Quarter 1-2023, Quellin had three sales in the Second Quarter 2023. The three sales were half that of sales in the same quarter one year ago. The list to sale price ratio was just under 100% and home sold quickly -- in just 5 days on average. Both average and median sale prices declined year-over-year but they were considerably higher than the prices we saw in the Fourth Quarter 2022 when there were sales in Quellin.

With some 262 estate-sized homes Quellin is a more "intimate" Waxhaw neighborhood. Quellin homes range in price from the $500,000's to over $1,000,000. Homes range in size from about 3,500 square feet to 7,000+ square feet. Homes average four bedrooms and three bathroom, but you'll find homes with five to seven bedrooms. Homes are generally two-story, but you'll also find three-story homes and homes with walk-out basements. The average lot size of a home in Quellin is just over 1/3 of an acre.

The Quellin neighborhood is situated between Hwy 16, Kensington Parkway and Waxhaw-Marvin Road, adjacent to Quellin, another high-demand neighborhood in this part of Waxhaw. Three more perennially popular neighborhoods are also minutes away: Cureton, which is virtually next door to Quellin;  Lawson, just up the road, across Hwy 16: while Millbridge is just minutes away across Kensington Parkway.

I wouldn't consider Quellin moving to a balanced market as yet with just three homes listed and sold in six months. 18 homes sold in Quellin in 12 months 2022 and we have just three in six months this year. And we thought we were tight on inventory last year! And average days on market are lower than what we saw in 2022.

Joan Cox hi Joan... I suspect there are still sellers who think they can price their homes like it was 2022. If they don't seriously over-price they get close to asking price. This discount is typically what we saw in a more normalized market.
